All Projects Great and Small



In case you haven’t heard it before, one my favorite things about this career path is the broad range of situations and people it has brought into my life experience as practiced at Main Street Realtors. But this has never been more pronounced than as was demonstrated this week in the coinciding orbits of two of the listings our team is currently representing, in how they could span such completely opposite ends of the spectrum. 


At the same time when we are wrapping up final details for the sale of the La Selva Highlands, a sprawling ranch covering 150-plus acres with panoramic ocean views that is closing escrow at price of over $9,000,000, we just signed up what I believe is the smallest listing we have ever represented on a little unbuildable parcel up in Lompico for $15,000. And as different as their price tags may be, each of these transactions is no less significant to us in making sure that the details are correctly handled. 


In the case of the La Selva property, after an exhaustive escrow that spanned over 18 months of negotiations, site visits and funding challenges, during the final phase we helped navigate the competing interests of the multiple owners getting matters settled between them, alongside the logistics of getting the various tenants relocated, while also addressing the considerable list of debris and personal property that needed to get removed as a condition of the sale.


By the same token, the listing in Lompico comes with its own challenges, being on a remote location with no possibility for development and no existing survey to confirm its exact boundaries. Yet for the right person, it could make a cool little getaway spot, or an addition to their existing lands for one of the neighbors. And just as with any other listing, there will need to be a properly executed Purchase Agreement, along with the requisite reports and disclosures and title insurance to make sure that the land is properly conveyed with no issues left unaddressed that could come back to bite any of the involved parties down the road.


When set against the broad array of other things we handle, I often marvel at the variety of things I get to be a part of during the course of a typical day. One moment it might be meeting a challenge posed by one our growing pool of property management accounts, which recently crossed the mark of 300 doors and includes a few vacation rentals, plus a recent foray into HOA management. And in between there are periodic check-ins on the properties and other investments held either for personal investment or by the real estate fund I help run. 


This is of course on top of the regular flow of calls, texts and emails with clients and agents that are sent and received on the other 10-plus live escrows and active listings in an ever-revolving inventory of Business Opportunities, Residential, Commercial and Industrial Leases and Sales, while interacting with our growing roster of agents and staff who help make possible for all of this to be done far more effectively than any one person ever could ever hope to do.


And to think it all started with a “Yes, and” attitude and a real estate license.
